Pest Barrier Integrity System

The Science Behind Keeping Pests Out for Good
The Pest Barrier Integrity System (PBIS) is the field-proven science we use to identify, seal, and stabilize how your home performs against pests especially scorpions.
It’s built on more than two decades of applied research and performance data across Arizona homes, integrating building science, pest behavior, environmental physics, chemistry, and human interaction into one unified framework.
Where most pest control focuses on killing scorpions if they get inside or around your home, PBIS focuses on making sure they never get there at all by strengthening the barrier integrity of the home itself.
The Six Pillars of
the Pest Barrier Integrity System
The barrier system must be stronger than the scorpion or the pest pressure. Each pillar represents a system of understanding and control together, they create measurable results and repeatable standards.
1. Neighborhood & Environmental Factors
The surroundings of the home grading, vegetation, irrigation, and drainage are analyzed to understand pest pressure and design the right strategies. We also evaluate defensible space between neighboring homes and identify external pressure points.
2. Property Features: Landscape & Structure
Every home is unique. We assess vegetation density, micro-climates, structural footprint, building materials, age, and the “bones” of the home to determine how these features influence pest entry and barrier integrity.
3. Micro-Weatherization Conditions of the House
Builders seal for macro-weatherization temperature and energy efficiency but an average 2,500-sf home has 250–400+ micro-air leaks that pests exploit, larger homes hundreds more. Scorpions and other pests follow airflow and pressure gradients from outside to inside and from floor to ceiling. By correcting these imbalances first interior, then exterior we eliminate their natural pathways into and through the structure.
4. Door Zones
Mechanical entry points are not the most vulnerable but are the last vulnerable points to protect. Doors expand, contract, and vary by material, size, and structure. Plastic and rubber weatherstripping are designed to block air not pest pressure. We address these zones as the final layer of defense.
5. Pest Control
We design prescriptive treatment plans using precise chemistry, product selection, and application methods approaches not found in general or subscription pest control services. We guide homeowners on DIY best practices, coordinate with their existing providers, or provide our own service as needed.
6. Human Factors & Behavior
The most overlooked pillar. Technician precision, homeowner habits, and lifestyle choices all influence long-term results. We educate, collaborate, and maintain communication so the home stays protected well beyond the initial service.
The Pest Barrier Integrity Index (PBII)
Measuring What Others Guess
The Pest Barrier Integrity Index (PBII) is our measurable rating system showing how vulnerable or protected a home is against scorpion intrusion. Each home receives a PBII score determined through the Barrier Integrity Audit, which evaluates all six pillars.
Most homes with scorpion problems start with a PBII score between 20–30, meaning they have a 70–80% chance of scorpions entering the living space when scorpion pressure exists.
After Building Performance Sealing and related improvements, homes routinely reach scores in the 80s and 90s, where pest infiltration becomes nearly impossible.
No home starts at 0 or reaches a perfect 100 but with proper maintenance, a home can sustain near-complete protection indefinitely.
This measurable approach replaces guesswork with science giving homeowners, technicians, and industry peers a verifiable performance standard.
The Barrier Integrity Audit & Rating Process
How Your PBII Score Is Determined
Initial Assessment
Most homes can be audited remotely. Having serviced over 9,000 homes as a licensed contractor and pest management company and as a Gold Star Contractor with the Building Performance Institute (BPI) we can evaluate environmental factors, structure, and landscape features with precision. Homes of unique design or size may require an onsite inspection before confirming the audit rating or quote.
Baseline PBII Score
Each finding contributes to an overall PBII score, showing the home’s current barrier strength before sealing.
Building Performance Sealing Implementation
Structural sealing, airflow correction, and material integration are completed to meet performance standards.
Final PBII Rating
The home is re-evaluated and assigned its verified PBII score typically improving from the 20–30 range to the 80s or 90s. Originally used internally to predict success, this score now provides homeowners with measurable proof of performance.
Maintenance Plan
Cyclical treatments and periodic maintenance ensure sustained integrity and early detection of any performance decline.
Why It Matters and How to Cure
The Healthcare Analogy
Think of this like healthcare:
- The house and yard are the patient.
- Scorpions are the disease level, not a mild irritation.
- Insecticides act like prescription medication but most people don’t treat them as such.
- Seal Out Scorpions functions as an advanced healthcare team.
- Building Performance Sealing is the surgery the skilled micro-weatherization correction performed by certified teams of Building Analysts, Envelope Professionals, and technicians with Building Science Certificates.
We’re building a home and property’s immune system.
When barrier integrity is weak, pests invade. You can keep applying “medicine” (chemicals), but unless you strengthen the immune system or close the wound, the problem returns.
Our system doesn’t replace pest control it makes it smarter, cleaner, and longer lasting.
Just as modern healthcare is shifting from treating illness to preventing it, we’re leading the same shift in pest management from reactive extermination to proactive, science-based protection.
