There is no school, certification, or standard that trains professionals to seal homes for pest prevention at the micro-performance level. Contractors seal for looks. Pest companies seal for assumptions. Weatherization crews seal for energy. But no one is studying, measuring, or perfecting the science of exclusion — how building performance, airflow, chemistry, and pest biology must work together as one system.
No one is sealing for full micro-weatherization while maintaining the proper function of the home, its mechanical components, and addressing the actual pathways scorpions and pests use to get in. That missing trade is what we call Building Performance Sealing™.
It’s not a patch, a product, or an add-on — it’s an applied science we’ve developed, tested, and proven in more than 9,000 Arizona and Southwest homes.
Our team has mastered both the craft and the science. We understand how materials behave under heat, pressure, and time. We know how homes expand and contract with seasonal changes. We know how pests follow airflow through seams, wall intersections, and channels — and how to correct it permanently.
We’ve also seen how many well-meaning services unintentionally fail — not from lack of care, but from a lack of training in how the structure, the environment, and the chemistry all interact. Wrong materials, fractured scopes, and incomplete work leave homeowners believing their homes are sealed when they are not — at least not for scorpions.
That’s why we’re leading the effort to define this as a recognized discipline — to teach what we’ve learned, to fill the gap locally, and to influence the industry nationally.
